Welcome to our private Estate on Emery Point which is a peninsula boasting 2,800 ft of waterfront. . . This is NOT a business, this is our house which we rent June through Oct.
Seven modern bathrooms, three new docks for six boats and you own deep private Boat Ramp.
Two kitchens, three stoves and three ovens and every kitchen gizmo possible in our we stocked kitchen.
Lots of parking in our private Estate.
Decks on each level of the house including one star gazing deck on the roof.
Bring your own boats, sailboats, kayaks, PWC or rent any of these locally.
WE have TWO deep water private boat ramps located right here on our property.

* Our decks are carpeted and covered to shelter you from sun and rain.
* Swimming is in a protected private harbor bordered by our docks and 2 story Gazebo.
* Kids and adults alike will enjoy jumping off the 2nd story gazebo or swing out on the Tarzan swing into the water. The Harbor swimming area has three swim ladders, pool slide and a white sand beach.
* The property faces west for great sunsets. You'll love our private harbor for your swimming enjoyment.
Weddings are also a big hit here at Emery Point.

* Three 5 Burner Gas stoves, 2 ovens.* Three separate A/C, units with separate controls.* M/W, D/W, W&D,
* 4 Refrigerators, one is a new 29 cubic ft and the other is a 26 cubic ft, and a large chest type deep freeze,
* wide screen TV with DISH TV Satellite service,
* 2 Gas BBQ Grills connected to 500 gallon House propane tank.
* Inside dining tables inside seats 18,
* Outside dining table on sheltered carpeted deck seats 22 persons with lights for night dining,
* WEDDINGS - Here you can have your ceremony, reception and your honeymoon all on the same piece of heaven. Weddings are limited to 100 people. Parking is not a problem. Weddings can be during April, May up to Mid June. Then again any time after Labor Day into late Oct. Local Catering available with tents for weddings. Wedding rentals re from Wed to Wed.

* Several bedrooms have space for children on air mattresses.

* Handicapped ramps from driveway to main floor.
* GREAT ROOM:
(21x32) has three full couches, piano, 4 sliding glass doors, six windows, stereo, games, puzzles and a lake view from anywhere in the room. Seating for 16 people in comfy chairs and couches PLUS a game area with another 16 people. All in the same area with great views of Lake Anna.
* House has 12ft wide deck that wraps around three sides of house. There is a Deck on top of house where you can tan in private or just enjoy the view. At night, check out the shooting stars from this deck. ALL ARE CARPETED AND COVERED FROM SUN AND RAIN !
LOWER LEVEL:
* Three rooms are carpeted and sleep eight persons.
* One full and three queen size beds.
* There are two bathrooms on this level.
This level has its own heating and air conditioning system, which are independent from each other.
SWIMMING - FISHING - BOATING - BOAT RAMP - KOI POND - MUCH MORE!
* Fishing is great right off the dock. We catch large mouth bass, striped bass, catfish.
* There are fishing guides on the lake that will, (for a fee) show you how, when and where to catch fish on the lake.
* Docks on the west side extend out and join together with a 20x20 foot gazebo over the water. Together they form your own private harbor. The gazebo is illuminated for night use.
* Enjoy the KOI pond waterfall in a swaying hammock in the shade located on the south side.
EMERY POINT is on the state map of Lake Anna. Located at the south end of the 17 mile long Lake Anna, one mile from the Dam in Spotsylvania County.
* 70 minutes from Charlottesville. 90 minutes from Washington.
* KINGS DOMINION, is just 18 miles southeast of the Point.
* LAKE ANNA WINERY is nine miles away.
* HISTORIC SITES - The city of Fredericksburg is full of history.
* SPOTSYLVANIA/MASSAPONAX - Some of the greatest battlefields of the Civil War are within 45 minutes.
