Downtown Yorkville has unique dining / shopping experiences and since it is right on the Fox River you get to connect with nature by going kayaking (during open season) or on a nature walk at a close by nature preserve.
Jewel Osco grocery store is a 4 minute drive.
Raging Waves Water Park is a 12 minute drive.

For the safety and security of guests and neighbors, the exterior of the building is monitored 24/7 by a security system.
Unauthorized parties, events or house rule violations, may result in immediate cancellation of booking without refund. We value the safety and security of our guests.
★★ GENERAL RULES ★ ★
Do not disrespect the Neighbors.
Please follow check-in and out instructions.
Do not wash dishes in the bathroom sink.
Lock the door AT ALL TIMES. We want you and your things to be safe.
No smoking, vaping, or use of marijuana at anytime anywhere on the property. Smoking of any kind will result in an additional charge (listed below).
Do not have more guests (regardless of age) than stated in your reservation and no unapproved visitors. Any overnight visitors not on the Reservation will be considered an additional guest for the reservation and will result in an additional guest fee (listed below).
No loud music or disturbances, especially noise past 10pm.
All Guests are expected to clean up after themselves prior to departure: if you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
All Guests are expected to wash their own dishes prior to departure.
We are not responsible or liable for any accidents, injuries, or illness that occurs while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay.
We cannot be responsible for any items left behind. Shipping items that have been left behind will result in an additional charge (listed below). Items may be donated or disposed of at our discretion 2 days after your scheduled departure.
★★ You agree to forfeit your right to leave a review if you break any of our house rules at any point. ★★
★★ If we make a mistake you may be entitled to a partial or a full refund depending on the extent of the mistake. We DO NOT refund airbnb service fees or taxes. ★★
★★ If you accept a refund, whether it be a partial or full refund, you willingly forfeit your right to leave a review. If we fail service, you don’t get to leave a bad review and receive a refund, you get to choose one or the other, not both. All refunds will be paid on the 14th day after check-out, after the review period has closed. We agree to not leave a review as well. ★★
FEES: A $50 handling fee must be paid prior to any request for our staff to return a lost item left in the unit.
FEES: Lost TV remote control will result in a $25 Charge.
FEES: Unapproved Late Check Out fees: $75 for every 30 minutes past check-out.
FEES: Smoking of any kind will result in a $250 deodorization fee.
FEES: Tampering of any kind to the security systems, smoke detectors, noise monitoring device, exterior cameras or any other permanent electronic device in the effort to disable, damage, unplug or degrade the use of these systems will result in an immediate $250 charge.

Pets must be approved prior to booking. Dogs allowed. Cats allowed. NO BIRDS, HAMSTERS, MICE, OR ANY OTHER PETS.
Pets must be added onto reservation as an additional guests and guests must pay an additional fee (listed below).
Pets are not allowed on the bed or furniture at anytime during the stay.
Pets must be taken out to do their business and not go inside the home or patio. You MUST pick up after your pet.
Pet cannot mark indoors.
Pet cannot be washed or showered in tubs or sinks.

FEES: Pet Rent is $50 for each pet or $10 per pet/ per night, whichever is greater.
FEES: Unauthorized Pets will result in an additional $250 charge per pet on top of pet rent.
FEES: Pet urinating inside will result in a $100 floor disinfecting charge.
FEES: Pet showered in tub or sinks will result in a $200 Charge.
FEES: Pet hairs found on sheets or furniture will result in $60 Charge.

Early Arrival after 2 PM CST for $40.00.
Super Early Arrival after 12:30 PM CST for $55.00.
Red-Eye Arrival any time after 9 AM CST for $100.00.
★★ Late Check-Out★★
Late Check-out until 12 PM CST for $40.00.
Super Late Check-out until 1:30 PM CST for $55.00.
Mega Late Checkout any time until 5 PM CST for $100.
