Les Vignes de Carcassonne is a spacious, rated 4 stars, 122 m² apartment located on the 1st floor of a large house, with a Mediterranean garden of over 7000 m² and a swimming pool. You can enjoy the peace and quiet of the countryside while being only 25 minutes drive from Carcassonne and 60 km from the beach. The apartment has a large living room, 3 bedrooms including a master suite, a fully equipped kitchen, two bathrooms, a balcony. You can fully enjoy a large private terrace of 45 m² with plancha, the garden and the swimming pool of 8 m x 5 m! Large parking space for cars. Pet supplement of €5/night per pet (one cat or dog per stay), payable on site. Household included. Sheets and towels included. Wifi.
Accommodation :
The property, overlooking the vineyards, is situated on the edge of the village of Capendu, in the Corbières, at the foot of the Montagne d'Alaric, with views of the Montagne Noire and the Minervois. Independent access by a staircase of 6 steps leading to a private terrace of 45 m² with "plancha" corner and nice view of the surrounding countryside.
You will be welcomed on site by the owners who live on the ground floor of the house and speak French, English and German.

- Living room full of charm with its exposed beams, furnished with armchairs, TV, large dining table that can accommodate 6 guests. Library. Rustic buffet.
- Open kitchen fully equipped: oven, microwave, hotplates, fridge, Nespresso machine, filter coffee machine, dishwasher. . .
- Bedroom 1: Master suite with double bed 160 x 200, private bathroom with bath and toilet, private balcony. TV. Office area.
- Bedroom 2: furnished with a large double bed 160 x 200. TV.
- Bedroom 3: furnished with two single beds 80 x 200 which can be combined into a large double bed 160 x 200. TV.
- Bathroom with shower, washbasin. Accessible from bedrooms 2 and 3 through two separate doors.
- Separate toilet.
Exteriors:
- Mediterranean garden of more than 7000 m² (partially enclosed) private, with olive trees, cypress, oleanders, almond trees, pine trees, lavender, prickly pears, aloe etc. The size of the garden and the vegetation, partly wild, allow you to have some places in the sun and others in the shade throughout the day, to take full advantage of the calm offered by the location of the property on the edge of town and without a direct neighbour.
- Private covered pool of 8 x 5 m with counter-current swimming. Motorized and lockable pool enclosure. Unheated, open from May to the end of October. Possibility to swim from 8:00 am to 10:00 pm. By the pool, garden chairs, deckchairs, parasol.
- Large covered ground floor terrace surrounding the swimming pool, equipped with barbecue, fridge, pool bar and shower. Dining area with a large table that can accommodate 8 guests
- Balcony accessible from the Parental Suite.

- 5 minutes from the Canal du Midi and 15 minutes from the City of Carcassonne, Capendu, an Occitan village of 1500 inhabitants with its typical millenary "circulade", has all the local services: Bakery, mini-market, post office, tobacco shop, wine cellar with tasting of local products, hairdresser, petrol station, Taxi.
- All shopping areas and supermarkets within 12 km.
- Less than a kilometre away there are two restaurants and a complete range of medical services: pharmacy, doctor's surgery, physiotherapist, nurses
- Carcassonne hospital is 15 minutes away.
Transport:
-Access via the A62 "Atlantic-Mediterranean" motorway. Exit " Carcassonne EST- la cité " 12 km).
-Carcassonne train station 20 minutes away (Bordeaux-Marseille line)
- Airports:
- 30 minutes awayCarcassonne (Ryan Air= connections with the United Kingdom, Belgium, Portugal).
- at 1h00 Perpignan (Air France ORLY).
- at 1:30 Toulouse Blagnac.
Security:
- The house is under alarm and video surveillance. The privacy of the guests is of course respected.
- Part of the garden is on a slope and is not fenced. The presence of thorny plants (prickly pears for example) can present a risk for young children, who must therefore remain under the constant supervision of parents.
- The departmental safety regulations prohibit fires in summer.
- The use of the pool is not allowed at night.
These precautions will be outlined in a safety notice that will be given at the front desk.
