The Space:
The Harper House can accommodate up to 10 people

• The third bedroom is the upstairs sunroom, which is accessible by walking through one of the other two bedrooms.

• Modern kitchen with quartz countertops, pot filler, drink fridge, and every amenity you need to prepare a gourmet meal

• Open living/dining/kitchen floor plan that allows for easy conversation, movie nights and offers an expansive view of the golf course

• Living room features a 55” Smart TV with Roku capabilities

• A serene and comfortable laptop friendly office space

• High speed wireless internet

• The primary bedroom is equipped with its own ensuite bathroom, walk-in closet, king-sized bed, and 55” Smart TV with Roku

• The secondary bedroom is equipped with two queen-sized beds, its own ensuite bathroom, a walk-in closet, and a 55” Smart TV with Roku

• Additional sleeping spaces located in the sunrooms – a queen-size pullout couch downstairs and a twin-size daybed with trundle upstairs, excellent for children. Both rooms come with full length curtains

• Steal away to the upstairs sunroom reading nook, enjoy the view of the golf course, and get cozy with your favorite novel

• Stylish reading nook set up with several books to choose from on the shelves

Guest Access:
• Smart Locks enable the best security and allow a contactless check-in process

• Guests will gain the door code to the house and gate code to the community prior to check-in

• Please enter and exit the community using one of the two resort entrances at Duenke Drive or Walker's Cay Drive

• Free on premise driveway parking with space for three vehicles. Additional overflow parking may be found at the community pool a block away

• The driveway is at an incline – please enter slowly

• Street parking is prohibited and could lead to your vehicle being towed

• No boats or trailers of any kind are to be parked in the community

The Neighborhood:
• The Harper House is located in the lakeside Tan-Tar-A Estates neighborhood of Osage Beach, the most charming and established beach community in the wider area.

• Bring your clubs and hit the links at the Lake of the Ozarks Golf Resort, a mile and a half from the house.

• If you want more of a resort experience, Tan Tara is located adjacent to Margaritaville – THE preeminent place by the lake to hang out with your family and enjoy every amenity imaginable; horseback riding, pools, bowling, mini golf, tanning beds, restaurants, spas, access the marina, boat rentals, etc.

Other Things to Note:
• To ensure the comfort and quality of your stay, our property is designed to accommodate up to ten guests. For each additional guest beyond the fourth, there will be an extra guest fee of $20 per night. This fee helps us cover the costs associated with providing additional amenities and maintaining a high standard of service for all guests.

Pets are allowed. Up to 2 small dogs only (20 lbs.). A minimum pet fee of $100 applies for up to 4 nights per pet. After the 4th night, the fee is $25 per night per pet. Please note that the minimum pet fee applies regardless of whether your booking is for fewer than 4 nights. Pet fees are collected separately.

•EARLY CHECK-IN REQUEST: Please message us two days before check-in date. Availability depends on whether we have a same-day check-out and our cleaners’ schedule. Additional fees may apply based on the time requested.

LATE CHECKOUTS: For late checkout requests, please message us a day before your scheduled checkout. Availability depends on whether we have a same-day check-in and our cleaners’ schedule. Additional fees may apply based on the time requested. Guests who overstay without prior approval will be charged $100 per hour, rounded up.

• Please note that guests do not have access to the mailbox. If you plan to ship items to the property, only UPS and FedEx deliveries are allowed.

• For all non-Airbnb reservations, we require guests to provide photos of their IDs along with a selfie holding the ID for registration purposes. This process ensures the safety and security of our guests and property. Please rest assured that all submitted information will be kept strictly confidential and used solely for verification purposes.

• This is a golf cart community. For the safety of all, please be on the lookout for carts and observe the 15 MPH speed limit

• Quiet hours are between 10 PM - 8 AM. Noise violations will be charged accordingly

• NO VAPING/SMOKING allowed whatsoever inside the property. This is strictly enforced. If cigarette butts are found inside, there will be a $250 charge for lingering interior smoke smell

• Guests under the age of 25 are restricted from booking an entire home if they live locally and don’t have at least 3 positive reviews

• Pool hours are from 10 AM to 10 PM. Please abide by posted pool rules.

• Items left behind: Shipping starts at $25. For bigger items, the cost may vary accordingly

• The gate is by fob only entrance, no codes for the gate.

• The key fobs are located above the fireplace

• FOB Replacement fee $50

• It is open Monday through Friday 6 am to 6 pm only.

• Closed all hours during the weekend.

• The Margaritaville entrance is still open 24/7.

• As a courtesy to all guests, please ensure you pick up after your pet, especially on the golf course. This helps maintain a clean and pleasant environment for everyone.

• Please remember that you're staying in a house, not a hotel, and treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on-site 24/7

• Please note that periodic maintenance visits, including services like pest control, landscaping, pool cleaning, and trash collection, may occur during your stay. While we aim to minimize any inconvenience, we'll notify you in advance if any scheduled appointments coincide with your reservation dates.
