A spacious executive style home on a wooded waterfront paradise 15 minutes from the Kennedy Space Center and Cocoa Beach, characterized by glorious sunrises, majestic Moonrises, and a panoramic water view highlighted by NASA's iconic Vehicle Assembly Building (VAB) and exhilarating rocket launches.
The property is on a natural ~1 acre waterfront setting frequented by dolphins and manatees, blending seclusion with convenience in the developed Cocoa community of Port St. John between historic Cocoa Village and Titusville.
A large enclosed recreation deck / lanai hosts a salt-cell heated pool with a waterfall hot tub spa and lounge areas. Floor to ceiling glass door sliders connect living spaces to the pool lanai, creating an expansive indoor/outdoor open living environment for lounging or entertaining.
Ideal space coast location for family vacations, special events or professional stays, with panoramic water views and a fresh water creek within a wildlife preserve. The property is 20mins from Cocoa Beach, 35mins from Orlando International Airport (MCO), and Disney and Universal theme parks are less than an hour away.

RENTAL AGREEMENT: Booking the property is conditional on agreeing to the House Rules and Policies through a Rental Agreement signed directly with the House Owner (the “Host”) as represented by Minutiae Management and as brokered by the VRBO marketplace platform. You will also covenant that you are entering into the Rental Agreement on behalf of yourself and will be personally resident at the property as the Primary Guest responsible for honoring the Rental Agreement throughout the rental period.

THE SPACE
This open concept home has expansive water views from most rooms in the house.
The spacious great room has soaring ceilings and hosts a full size pool table.
A beautiful functional coral fireplace highlights the main floor living area that opens onto the pool patio. The main floor guest bedroom with adjacent full bathroom has direct pool patio access. A 2nd floor layout with large balcony, self contained master suite + en suite, and 2 bedrooms + full bathroom provides an opportunity for semi-private accommodation from the main floor.
Walkable local amenities including retail, pharmacy and groceries. 10mins away from the restaurants and entertainment of the picturesque village of Cocoa and 20 mins away from the sun and fun of Cocoa Beach or the incredible Kennedy Space Center Visitor Complex.
Local to the Space Coast Regional Airport (TIX) and 35 mins to MCO.

GUEST ACCESS
Guests will enjoy a fully functional and well-outfitted kitchen with all major appliances including a large fridge with freezer, dishwasher, built in stove, oven and microwave, cookware, and coffee makers (Keurig-style, drip and French press) with supplies. Large pantry off of kitchen provides ample storage for longer-term stays.
Please note: the garage and main floor suite are secured (unoccupied) owner areas that are not accessible. (Please refer to the floor plan in the photo section.)

POOL & HOT TUB
The heated pool and hot tub are fully automated and are operated remotely by the Host. The hot tub schedule can be set by the Guest prior to arrival through an online form and can be updated with 24 hours notice.
HOT TUB/SPA: The house rental includes 3hrs of pre-scheduled hot tub use per day that is ‘bankable’ and can be applied any day/time from 7am-12am [schedule can be changed with 24hrs notice]. Additional hot tub hours can be scheduled for $10/hr. When in use, the hot tub is heated to ~100° F / ~38° C.
POOL: The pool is heated as needed in cooler months to ~82° F / ~28° C from 10am to 6pm. Extended pool heating hours can be scheduled for $25/hr when viable. [Note: the pool heating system requires an average daily temperature above 65° F to operate properly, and may not be viable during the coldest days of Jan/Feb].

PETS
Furry family members are welcome (up to 4) with an additional 'furcharge'. There is a fenced dog run accessible from the pool deck for pet safety and security.

ROCKET LAUNCHES
The unique location of this property is unmatched for NASA and rocket launch fans. The iconic NASA Vehicle Assembly Building is ever present in the distance. Frequent rocket launches by SpaceX and other companies are dramatic and inspiring experiences that on most days are clearly visible and accompanied by a crackling roar that you can feel.

OTHER DETAILS
The home is located in a National Wildlife Refuge with a diverse population of birds and aquatic wild life including dolphins and manatees that will frequent the waterfront.
Water access
The home is located on the Indian River, which is actually a long lagoon / estuary connected to the Atlantic Ocean that separates the mainland from the area “Channel Islands”.
The water in front of the house is very shallow a long way out (less than adult waist deep in most areas), and is very popular for fishing. (Guests may experience boat, canoe and even wading fishing activity in front of the house).
There is no dock on the property, but there is a public boat dock immediately north of the property that can handle launching small to medium boats and personal watercraft.
👉 NOTE: The property has a natural shoreline with natural hazards that are subject to change depending on weather, river and tide conditions. The shoreline is not part of the property amenities and river access is at guest’s sole risk.

SECURITY, PRIVACY AND QUIET TIMES
There are exterior security cameras and noise monitors present but there are no interior or pool patio area cameras. 👉 Quiet times are 12am-7am.
NO WEAPONS: No firearms or weapons of any kind are allowed in the house or on the property, even if legally owned and licensed and secured. Period. No exceptions.

NO SMOKING POLICY
Please note that the house has a strict no smoking policy: no smoking or vaping of any kind is allowed in the house. Responsible smoking on the patio, balcony or exterior areas of the house is permitted. Zero tolerance subject to a $250 additional cleaning fee.

SAFETY
POOL
The pool and hot tub spa are open access within the patio area enclosure. Guests with young children must exercise caution. There is a pool safety net barrier available for guests to install at their discretion. The pool and hot tub / spa are automated and are controlled remotely by the host. The hot tub can be scheduled with the Host to operate during certain hours of each day, or 'on demand'.
THE INDIAN ‘RIVER’
The ‘river’ is actually a long estuary/lagoon that is connected to the Atlantic Ocean. Depending on the day, it can be glass-like calm to white cap rough. The water depth along the shore is very shallow (typically 2-3’, depending on tides) but the shoreline is natural with hazards including soft banks, foliage, debris and wildlife that are subject to change depending on weather, river and tide conditions.
NOTE: The shoreline is not part of the property amenities and river access is at guest’s sole risk.

SPECIAL EVENTS
Respectfully convened private special events are possible for up to 60 people through a separate Special Event contract with the property owner and are not offered through an online platform booking. Only guest-list private special events are allowable (no parties or open invitation events). Additional fees, special event insurance and conditions apply.
