You will be just across the street- literally 3 minutes to a (nothing else like it) jaw dropping water experience, No home in Austin is on Ladybird Lake, but your stay will be as close as you can possibly get to Barton Springs Pool, the river AND Ladybird Lake. You have all 3!!!

There are TWO INCREDIBLE COMPLETELY PRIVATE INDEPENDENT LEVELS to this rustic lux duplex property. 3 living, 2 dining, 2 complete kitchens and 6 BATHROOMS. THERE IS NO INTERIOR ACCESS between properties. So much room to roam & private space. Please understand "flex" space bedroom options described below.

It is truly NOTHING shy of SPECTACULAR. From this property, just grab your beach towel, hop on over and jump in!! NO PARKING or UBER HASSLE :)

In addition to Barton Springs Pool, this property has immediate access to Zilker Park and 10 miles of hike and bike trail surrounding the lake. On the upper level, the first thing you will see as you walk into the space is 3 sets of French doors opening off the main living space to a breezy huge wrap around deck with views of the park. An enormous picture window enhances your experience of our beautiful Park in the open concept floor plan. This property captures the true essence of the park by bringing the outdoors into your living space. In the morning or evening, with the 3 French doors open, the breeze is spectacular. The property offers a tranquil rooftop setting embodied by all natural materials including; cedar ceilings, wood and limestone counters, stone flooring and a solid 4’ granite kitchen sink. 4 full Bathrooms boast pristine white stucco with sparkling Quartz rock flooring.

The vibe is "oversized loft" and "a part of the park" with stone flooring and wood ceilings. Crystal chandeliers fill the dining area and lounge spaces with sparkling light. Enjoy cooking in a fully stocked stone and wood kitchen with a gorgeous marble farmers sink and custom gourmet prep island. The living/dining area is complete with 2 sets of French doors and 6 additional over-sized windows. Features include: An expansive deck off the living room, 2 impeccable stone and stucco full bathrooms with surround rainfall shower. Off the master a large yard w huge outdoor living space.

When not used as a lounge space, the door and wall provide a completely private sleeping space with ensuite. (3rd bedroom) This is a very fun, fully customizable space to fit your group's needs. Very unique and wonderful design.

Again, we are 10 minutes WALKING distance to so many of Austin’s finest dining experiences: Barton Springs restaurant row, pubs, bars, food trailer park and night clubs. Alamo Drafthouse Cinema is just up the hill. It is a spectacular property in an unsurpassed location.
