River Front RV Getaway
For the ultimate outdoor adventure, look no further than our stunning 37-foot RV, situated on River Road on the Guadalupe River. Enjoy your day kayaking or floating with family and friends. Afterward, unwind in the gorgeous outdoor setting around a cozy fire pit, perfect for roasting marshmallows and sharing stories. The included charcoal grill is perfect for cooking up your favorite BBQ. Our RV offers a spacious living area, comfortable sleeping accommodations, and a fully equipped kitchen.
The RV slides will already be extended for you and we ask that you do not move them during your stay (we add external supports outside to extend the life of the slides. Trying to adjust the slides with the supports in place could damage them).
There are small hands-on tasks that may be required during your stay, including lighting a pilot light to use the oven or converting the table into a bed in the living space, if needed.
-River Access-
River access is provided through Mountain Breeze Campground. This is not a public river access point, but private for paying guests of Mountain Breeze Campground. It takes about 2-3 minutes to walk to get to the river entrance. While pets are allowed at our rental, they are not allowed on the campground property.
-Pet Policy-
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds and towels; do not use our blankets and bath towels for pets. Pets are not allowed to roam free while outdoors since the yard is not enclosed. It would be expected that you would clean up after your pet outside. The pet fee is $20 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home. Pets are not allowed at the campground where river access is provided.
-Linens & Towels-
Clean, fresh bed linens are always provided. Queen bed will be made, but bunks will have linens neatly placed to be made by guests, as needed. It is best to request the linens for table conversion bed and couch if needed for a count of more than 5 people. We will also provide the towels needed for bath and shower needs, but these are not for use at the river. Please plan to bring your own beach towels for after your outdoor water activities, and/or for your pets.
-Televisions-
A TV is provided in the living room, the bunk room and the master bedroom. They are equipped with Roku to access cable and you are welcome to sign into your own streaming accounts.
-Grill-
A charcoal grill is provided, but you must bring your own charcoal, lighter fluid, and matches. (County burn bans do not apply to outdoor grilling)
-Fire Pit-
You will have to provide your own firewood for the fire pit. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County Fire Marshal website.
-Dumpster-
A dumpster is located at the end of the driveway near the road. Guests are expected to remove all trash from the house before departure.
-Noise-
There is potential for noise from the campground next door. Sometimes there are weekend events and concerts.
-Ice & Water-
The RV shares a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. There are no ice-makers so make a plan for any necessary ice, as well. There is a self-serve ice machine conveniently located at the front of the property. It has the lowest price of anywhere on the river and sells 10lb ice - either in bulk (directly into your ice chest), or in bags. It also dispenses fresh drinking water if you have containers. In seasons of prolonged low temperatures, the machine is disabled to winterize the equipment.
-Paper Products-
We provide a standard and reasonable amount of RV toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need.
-Large Groups-
I have other rentals available nearby which are perfect for groups who need more sleeping room. If interested, please inquire.
-PLEASE NOTE BEFORE BOOKING-
We are in a rural area, with lots of trees. We periodically spray the perimeter of the home with strong insecticide, but insects will still manage to find their way inside from time to time. This is normal for a home at this location.
Pictures may show past decor and furniture; including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items.

River Road is a very fun place with lots to do. It has close proximity to New Braunfels and Canyon Lake which both have lots to offer. Many attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio!
Mountain Breeze Camp is next door. Seasonally, they are open for your vacation needs: sunblock, beer and wine, burgers, t-shirts, hats, and water-proof bags. Also, if you rent tubes from them, you get access to volleyball and other amenities.

This RV is parked next to two other RV rentals which may or may not be rented during your visit. You will have private access to the lawn in front of the RV, and parking for 2 vehicles.
-River Access-
The river access and grassy lawn are shared with 4 other rental properties (a cottage, tiny house, and two RVs). This is not a public river access point, but private for River Town Rental properties. It takes about 4-5 minutes to walk to the river entrance.
Experience RV life! This roomy Jayco Jayflight has 3 slide-outs which provide more space. One slide is the main living room providing an open common area - one is the kitchen allowing for ample room for preparing meals, and one is in the bunkroom set up with three bunks and a booth table.
Outside the RV you will find a fire pit, charcoal grill and picnic table. The RV is parked side by side with other RVs that all share access to the river entrance just a short walk away which also includes a stone fire pit.
We are not close to any public transport, but we have free parking for up to 2 vehicles. Guests have reported that Uber is also available.
