Watched sunrise from the room. Dog loved the beach along with lots of other dogs. Will definitely do this again!

Our room was lovely and clean! The common areas could us a little scrubbing, but our dog doesn't care about that! We stayed during the offseason. Really nice walking area across from hotel.

Right on the beach. Nearby Portsmouth and other areas of interest. No grassy areas at the hotel itself but nearby. Staff are nice and friendly. My dog was welcomed. They were understaffed on a busy weekend but managed. Room was fine, hotel common areas a bit shabby. Overall decent stay. Would return.

The building is an old, square, red brick and concrete block, but its location right across the street from the state beach park couldn't be nicer. The town is walkable, with cute cottages on the side streets. Everything in our room was comfortable and in good repair, including the small balcony with an ocean view. Valet parking attendants were helpful, as were the desk clerks. The hotel has a restaurant with dog-friendly tables outdoors on the deck --again, a nice ocean view. They use an automated check-in/check-out process whereas I'd prefer in person, but c'est la vie nowadays.

Everybody was very friendly and they loved the dog. Our room was oceanfront with a balcony. Enjoyed our afternoon appetizers and drinks on the balcony. Worth the money.

One of the worst hotel experiences ever. Concierge extremely rude and unhelpful. We booked a king size bed in a standard room with a balcony facing the ocean, but that is not what we got. This hotel is dingy and dirty. Looks like carpets, walls and decorum have not been updated since the 70s, nor has it been cleaned. Absolutely FILTHY hotel. Very loud, can hear people partying all night long. Only take away from this hotel is the location.

The room itself was nothing spectacular, but the ocean view room provided a full view of the ocean and the beach. We were able to watch the sunrise from bed. The pet fee is a bit much, but with off season prices it still ended up being around $100 a night, and the view from the balcony alone was worth that to us. Plus you can enjoy off season Hampton Beach without all the crowds and the cheesy souvenir shops everywhere.
